Full property renovations, internal alterations, and phased upgrade works for residential and commercial clients.
View serviceMatrix Property Works has served London's homeowners, landlords, and institutions for over two decades. From heritage restoration to full refurbishment — we deliver works that are properly considered and properly done.
We are a small, experienced team of London tradespeople operating from Caledonian Road, N1. Our clients include private homeowners, residential landlords, property managers, and London borough councils.
What distinguishes us is straightforward: we assess the work properly, we communicate clearly, and we do not subcontract to unvetted trades. Every project — whether a single roof repair or a full building refurbishment — is managed directly by our team from first inspection to final sign-off.
We hold CHAS accreditation, SafeContractor approval, and CITB registration. These are not decorative certificates. They confirm that our insurance, our health and safety practices, and our workforce competency meet the standards required by public sector and institutional clients.

London's Victorian stock demands specific knowledge. Pointing, render, sash windows, and chimney stacks all behave differently on period buildings — and most modern contractors treat them incorrectly.

Accreditation badges are not marketing materials. They confirm that a contractor's insurance, safety practices, and workforce training meet independently verified standards — and that matters on your project.

On a Victorian or Edwardian property, the quality of a paint job depends almost entirely on the quality of the preparation. Here is what proper preparation actually involves — and why it is worth insisting on it.
Read the guideIt can be difficult to find a good builder. I had a house in London that had fallen into a state of disrepair. I took a risk and asked Matrix to assess and carry out everything that needed doing — about 20 jobs in total. After each job, they sent me a photo and an invoice. I had a final inspection and was very satisfied. If you want a builder you can trust to work unsupervised, I can recommend Matrix Property Repairs.
Our bedroom ceiling collapsed and Tony and the Matrix team were in fixing it within a few days. They were transparent about pricing and we didn't have to lift a finger. They cleaned up the mess, plastered quickly, and put the room back to new. Tony was super communicative the whole time. We need to have more ceilings done and we'll be working with Tony again. This guy truly goes above and beyond.
After being absolutely robbed by a previous contractor I had Matrix recommended to me, which was an absolute blessing. I had a vision of how I wanted my new bathroom and they put it into action perfectly. Massive thank you to Matrix Property Repairs — I look forward to using your services again.
Due to improper handling by a previous plumber, our kitchen pipes started leaking continuously. After contacting Tony, he arrived within an hour, quickly identified the source of the leak, and fixed it efficiently. He didn't even charge us for the service. Truly appreciate his professional and prompt assistance. Such a great and honest person.
Very professional guys local to the Cally Road area. Tony was very responsive and professional, and Ali and Mohammed did a great job with our new bathroom install. Will be using again.
Excellent workmanship. Highly professional, really courteous and considerate operatives. Work was done to a very high standard with updates of ETA, invaluable given the traffic issues in central London. Cannot recommend highly enough.
