The Chippenham Hotel

Heritage facade restoration of a Victorian corner pub in Maida Vale, W9 — completed while the venue remained open and trading.

The Brief

The Chippenham Hotel is a Grade II listed Victorian corner pub in Maida Vale, built in the 1870s. The operators commissioned Matrix Property Works to carry out a full external restoration — bringing the stucco and painted render facade back to a high-quality finish while retaining the building's period character.

The critical constraint was that the venue was to remain open and trading throughout. Access planning, working hours, and noise management were therefore central to the project from the outset.

Scope of Works

Working with the operator and their heritage consultant, we developed a programme that prioritised the most visible elevations and worked around trading hours and deliveries. Works included:

  • Full scaffold erection to three street-facing elevations
  • Complete strip of failed and delaminating render layers
  • Lime-based render repair and reinstatement to match existing profile
  • Decorative plasterwork repair — cornices, column capitals, string courses
  • Full external repaint in agreed heritage specification (Farrow & Ball equivalent)
  • Cast iron downpipe and hopper refurbishment and repainting
  • Ironwork gates and railings — rust treatment, priming, and refinish
  • Signage removal, prep, and reinstallation by others

Delivery

Works were carried out on a seven-week programme. We maintained continuous external access to the front entrance, cleared scaffold bays by 11:00 each morning when trading began, and managed all material deliveries before 08:30.

The project was completed on programme. The finished facade has been well received by the operators, the local conservation officer, and the wider neighbourhood.
